Scope of Works:Structural Alterations- Removed the existing inverted roof

Extensions & External Works- Rear kitchen extension with skylights and full-width glazed doors to the garden
- Rebuilt parapet walls and replaced the flat roof over the first-floor rear section
- Upgraded insulation and weatherproofing throughout
New Downstairs Toilet- Created a cloakroom under the staircase with concealed services
- Basement Waterproofing & Storage
- Waterproofed the half-height basement
- Converted into a dry equipment room with generous storage
- Installed a hydraulic-assisted floor hatch finished in seamless timber flooring, hidden under the living room rug
Floor Replacement & Underfloor Heating- Entire ground floor removed and rebuilt
- Rear section: removed old, thick, concrete slab that was filled with rubble from a previous poor-quality extension
- Reinstated basement ventilation
- New suspended timber floor with insulation, underfloor heating plates and pipes, finished with plywood and solid oak flooring
Acoustic Improvements- First floor and loft floors fitted with acoustic strips to each joist, acoustic insulation between joists, and specialist acoustic floorboards
Interior Works- Installation of client-supplied kitchen, sanitaryware, and finishes
- Full electrical rewire, plumbing, and heating system upgrades
- Fire protection: sprinkler system to open-plan ground floor
- Plastering, decorating, and internal joinery

ChallengesSequencing of Works- With the ground floor completely removed and the house at one point reduced to four walls with no floors or ceilings, sequencing trades became critical. We had to coordinate multiple trades in a tight, logical order to keep the build progressing without delays.
- Access. Typical of a terraced London street, access was limited and required careful delivery planning and waste removal scheduling.
- Temporary Works. Because everything inside was replaced, temporary supports and safety measures were essential until new floors and structural elements were in place.
- Structural Integration. Building the new open-plan ground floor meant incorporating a sprinkler system to meet fire safety regulations, alongside the other structural works.
Results: The finished home is bright, comfortable, and perfectly adapted to the client’s needs:
